Spring Home Checklist: Central Texas Fence & Deck Tips

Howdy, neighbors! Spring has officially rolled into Central Texas, and you know what that means-spring maintenance season is here. Our yards are greening up, the mosquitoes are coming back with a vengeance, and it’s time to show our homes some well-deserved TLC. Whether you’re in Round Rock, Leander, Georgetown, or beyond, this checklist will help you prep your property for sunshine season.

Let’s roll up our sleeves, fire up that playlist, and get your home spring-ready-starting from the roof down to the deck.

Spring checklist image featuring a clipboard with outdoor maintenance tasks like power washing, sealing, clearing debris, and calling for fence/deck quotes. Set against a bright green grass background.

Roof & Gutter Check – Up Top Before It Drops

Before those surprise spring showers hit, grab your ladder (or hire a pro) and check:

  • Missing or cracked shingles
  • Clogged or sagging gutters
  • Downspouts that need redirecting

Clean gutters help protect your foundation and siding, while checking the roof ensures small issues don’t become big budget busters.

HVAC Prep – Stay Cool, Central Texas

It’s only spring now, but summer’s lurking. Before the heat hits:

  • Change your air filters (every 1-3 months is best!)
  • Clean up debris around your outdoor unit
  • Schedule a professional HVAC check-up

A little prep now saves you a meltdown later (literally and financially).

Deck & Fence Maintenance – Wood You Believe It?

Your fence and deck have been through a lot-cold fronts, windstorms, squirrels, and sun.

A squirrel perches on the top post of a white picket fence outside a gray house, balancing alertly while facing forward.

Here’s how to give them some love (the fence & deck, not the squirrel):

  • Power wash surfaces to remove buildup
  • Check for loose boards or popped nails
  • Apply stain/sealant to protect against UV and rain
  • Replace any warped or rotting pickets or planks

Pro Tip: Clean fences and fresh stain instantly boost curb appeal-and it smells like progress.

Doors & Windows – Keep Air In, Pollen Out

To keep your home energy-efficient and allergy-resistant:

  • Inspect weather stripping and replace if worn
  • Caulk gaps around window frames
  • Check for airflow leaks using a candle or incense test

This small update can help lower your electric bill and increase comfort all season long.

Landscaping & Irrigation – Lawn Goals, Achieved

Let’s give your yard a glow-up:

  • Trim back shrubs and trees (especially around fences and AC units)
  • Replace winter-damaged plants with native, drought-tolerant species
  • Check sprinkler heads for clogs or misalignment
  • Top off mulch beds to suppress weeds and retain moisture

Need ideas? Plants like Texas Sage, Blackfoot Daisy, and Red Yucca look great and love this climate.

Foundation & Drainage – Better Safe Than Soggy

Water is great—unless it’s pooling near your foundation.

Quick checks:

  • Ensure soil slopes away from your home
  • Extend downspouts at least 5 feet from the slab
  • Look for new cracks in the foundation or shifting around porches

Pro Tip: French drains or gravel swales can help if your yard stays soggy in spring.

Safety Systems – Double Check Your Defenses

Let’s not forget the basics:

  • Test smoke and CO detectors
  • Check fire extinguisher pressure and expiration
  • Replace any dead batteries while you’re thinking about it

Safety first = peace of mind.

Spring Prep in a Nutshell

  • Roof & Gutters: Inspect for missing shingles, clean gutters, and redirect downspouts.
  • HVAC System: Change air filters, clear outdoor unit, and schedule a professional tune-up.
  • Deck & Fence: Power wash, replace damaged boards, and apply fresh stain or sealant.
  • Windows & Doors: Check for drafts, replace weather stripping, and recaulk where needed.
  • Landscaping: Trim trees and shrubs, top off mulch, and test your sprinkler system.
  • Foundation & Drainage: Look for pooling water, ensure proper slope, and seal visible cracks.
  • Safety Systems: Test smoke/CO detectors, update batteries, and check extinguisher pressure.

Some wins show up on a scoreboard.
Some wins walk beside you in a parking lot after the game. ❤️

Wednesday evening was both.

🏀
A buzzer beater in overtime.
Old friends on the other bench.
A former school.
Big emotions. Bigger memories.

But as we walked back to the car, what stood out most wasn’t the shot, it was this view. 💕

Little hands. Growing kids. Tired legs. Full hearts.
This is our why.

Family is the reason we work long days.
It’s why we build something of our own.
It’s why we care about doing things the right way, with character, work ethic, and pride in every detail, because the people walking beside us are watching.

At Trinity, we’re not just building fences and decks.
We’re building a future for these kiddos.
We’re building security, opportunity, and something our kids can be proud of someday. After all, they’ve grown up in fence culture.

Moments like this remind us.
The real victory isn’t just the game.
It’s getting to walk through life together.

This is who we work for. Always. ❤️

Two weeks old and already the calm (and balm for the soul) in the middle of a very full season 💕

With this frigid weather keeping everyone home, life has slowed down just enough to soak in moments like this. A brand new sleeping grandbaby, kids home from school for an extra day (or two!), schedules paused for a second - and a reminder that even in the busiest, most stretched seasons… these are the moments that matter.

Right now we’re balancing a lot.
Starting a new business together.
Kids across multiple schools.
Sports seasons, practices, pickups, drop-offs, games, tournaments, senior year, kinder year.
And walking through a season that’s asked more of us than we ever expected.
Real life. Real responsibility.

Some seasons refine you. They stretch you, grow you, and teach you what you’re really made of. And in the middle of it all, we’re choosing to build our business the same way we build our family - with honesty, integrity, and hard work.

Because one day these little ones will look back and see how we handled the hard seasons. That example matters more than anything we could ever build. It’s an absolute privilege to be able to work alongside my husband, one of the most hardworking men I’ve ever known.

And this sweet girl? She is just one of the many reasons behind every long day and every step forward. And holding her reminds me we’re right where we’re meant to be. 💛

🥶 CENTRAL TEXAS COLD SNAP 🦌

If Buckley Joe is out here… it’s officially TOO cold.

Meet Buckley Joe - local stag, part-time fence inspector, full-time “shouldn’t be outside right now” representative.

Georgetown, Austin, and all of Central Texas are dealing with:
❄️ Freezing temps
🌬️ Brutal wind chill
🌨️ Icy conditions moving in

Even Buckley Joe looks like he’s questioning his life choices.

It’s too late for big prep - now it’s about staying safe.

🏠 Best plan? Stay home if you can.
Warmth > errands
Safety > schedules

🚗 If you have to go out:
• Drive slow and leave extra stopping room
• Watch bridges & overpasses for black ice
• Keep blankets and a phone charger in your vehicle

Your fence and deck are built Texas-tough…
but this weather still deserves respect.

Take a cue from Buckley Joe - find shelter and ride it out.

⏳ 2 weeks is standard. 4 weeks is JANUARY. 📆

Most fence and deck quotes expire in 14 days.
👉 All January long, we’re extending ours to FOUR full weeks.

That means:
✅ More time to review
💰 More time to budget
🗓️ More time to plan-without pressure

If a fence or deck is on your list this year, January is the smartest time to get your numbers locked in.
